Mistake #1:  Basing the asking price on needs or emotions, rather than the true market value.
     Many times a seller will base the list price on what they paid or invested into the property.  This can be an expensive mistake.  Overpriced homes take longer to sell, and eventually net the seller less money.  Consult a professional Real Estate Agent, they can assist you in pricing your home correctly from the beginning.

Mistake #2:  Failing to "Show Case" their home.
     First impressions are the most important.  Experience shows that for every $100 in repairs your home needs, a buyer will deduct between $300-$500 from their offer.  Thoroughly clean and prepare your home before putting it on the market - if you want top dollar.

Mistake #3:  Failing to take the first offer seriously.
     Many sellers believe that the first offer received will be one of many to come, hoping to hold out for a higher price, especially if the offer comes in soon after the home is listed.  Often the first offer ends up being the best buyer, and many sellers have had to accept far less money than the initial offer much later in the selling process.  Homes are most saleable early in the marketing period.

Mistake #4:  Choosing the wrong Realtor, the wrong company or choosing them for the wrong reasons.   Many homeowners list their home with the Realtor who tells them the highest price.  You need to list your home with the agent and company with the best marketing plan and track record to sell your home.

Mistake #5:  Not knowing all of their legal rights and obligations.
     Real Estate law is complex. The contract that you will sign when selling your home is legally binding. Small items that are neglected in a contract can wind up costing you thousands of $'s.  You need to work with knowledgeable professionals who understand the "ins and outs" of your Real Estate transaction.

TIPS FOR THE SELLER


Selling your house is a complex task and as your professional sales associate we will carefully guide you each step of the way. Our office will call when possible to ask for an appointment before showing. Please allow the broker to show the house at the suggested time. We would like to keep your house key in our office for use when you are away. A lock box can also be attached to your door if you choose. Your house will be multiple listed, so associates from many other companies will wish to show your house. You should let me know where you may be reached at all times and leave a phone number even if you plan to be out of town. Leave your utility bills out in a visible spot, replace any items not included in the sale of your house, or tag these items with "not included". Always place valuables safely out of sight.

Here are some tips that can help you sell your house faster.

  • First impressions are lasting - Make sure your front entrance is clean and inviting, keep your lawn trimmed or remove snow from walks in the winter. A small investment in painting will make your house look fresh and return more in selling price.
  • Pay attention to detail - Minor flaws detract from your house's value. Fix loose knobs, torn screens, dripping faucets, clogged drains. Pay special attention to odors from pets or cooking.
  • Bright, clean, charming - Make sure your bathrooms sparkle; clean out messy closets; box up things neatly in the attic or basement. Create a warm, friendly atmosphere with fresh flowers, lots of light and a fire in the fireplace in winter, open windows in summer.
  • Three's a crowd - Avoid being present during a showing, the prospect will feel like an intruder and hurry through. Leave and take your pets with you. Make sure any animal or children smells have been deodorized, If you can't leave, step outside of the house and don't force conversation. If the broker has a question he will find you.

We will follow-up on every showing by contacting the broker, discussing the property and reporting back to you with any comments on those of which we are aware. Some brokers show without notifying - so please get the broker's name and notify us.
